Boilers last around 15 years if installed correctly and serviced annually. Sometimes it can be a more cost-effective solution to replace the boiler than to have it repaired. If your boiler is more than 15 years old it may be worth considering a replacement if it is becoming problematic.
Also a new boiler comes with benefits of a manufacturers warranty usually 7-10 years and a higher energy-efficiency.
TYPES OF SYSTEMS:
What boiler is right for you?
COMBI BOILERS:
A combi boiler is a central heating boiler and water heater which makes it ideal for smaller households with one bathroom.
Space saving.
No stored water.
Less pipework required..
Water from the mains is heating instantly providing a constant flow of hot water.
SYSTEM BOILERS:
A system boiler directly heats your central heating and a unvented hot water cylinder which is ideally suited for homes with more than one bathroom.
Free up loft space because no tanks are required.
Constant supply of hot water to multiple taps.
REGULAR / HEAT ONLY BOILERS:
A heat only boiler is also known as a regular or conventional boiler. The system usually has cold water storage tank situated in the loft and a vented hot water cylinder.
This type of boiler is better suited to businesses or large homes that have a considerable demand for water and require multiple taps and showers to use hot water at the same time.
BOILER SERVICING
An annual service helps ensure that your boiler is running as efficiently and safely as possible.
We will ensure your boiler components are checked and operating safely and that your boiler is as burning correctly to help to keep fuel bills low.
If you boiler is covered by the manufacturers warranty its a condition of their guarantee that your boiler is serviced annually.
Checks carried out on a service:
- Emissions check – This is to check your boiler is operating safely and not leaking any dangerous gases like carbon monoxide.
- Flue integrity check – We will check that your flue has no obstructions or leaks and is in good working order.
- Burner inspection– This will make sure the boilers burner, burner chamber, probes, are clean and free from debris.
- Condense cleaned – This will make sure your condense trap is clear.
- Pipework check – The pipework will be inspected to ensure it meets the latest safety standards.
- Boiler installation check – The overall boiler will be checked to ensure it has been installed properly, in line with manufacturers instructions.
- Boiler control check – The controls on your boiler will be tested to check they are working correctly.
- Visual inspection – An inspection of the inside of your boiler will be carried out to check for leaks, rust and corrosion.
- Pressure check – This will make sure the boiler is operating with the correct water and gas pressure.
- Safety devices – This will make sure the boilers safety devices are working.
- System filter cleaned – This will ensure your filter is clear and all debris have been removed.
- Tightness test – This will make ensure the gas pipework and appliances have no gas leaks.
NEW GAS PIPE INSTALLATIONS
New gas pipes will need to be calculated for gas usage . With all your gas appliances switched on how much gas you will be consuming.
GAS SUPPLY UPGRADES
In certain circumstances you may wish to alter the amount of gas that your current gas pipe and meter can deliver. If the property has been extended or has change of use then and may use significantly more gas.
GAS PIPE RELOCATING
If you wish to move the position of a gas pipe. We will take care of the alteration and reconnection of the meter.
GAS DISCONNECTIONS
If you would like to disconnect the gas supply to a appliance or property we can cap off the supply and make it safe.
GAS LEAK OR SMELL OF GAS
If you smell gas
- Open doors and windows to allow fresh air in.
- Turn off the gas at the EMERGENCY CONTROL VALVE, which is usually located near the gas meter. Move the handle a quarter turn until it’s at 90 degrees from the pipe to shut off the gas supply.
- Leave the property.
- Phone the National Gas Emergencies number on 0800 111 999. Only use a mobile phone from outside the property. The number is free and available 24 hours a day.
- Follow the advice given by the emergency adviser.
- Wait outside for a us to arrive.
If you are feeling unwell, visit your GP or hospital immediately. Tell them you may have been exposed to a gas leak or carbon monoxide poisoning.
DO NOT
- Smoke, light a match or use any other naked flame.
- Turn any electrical switches on or off.
- Use doorbells, mobile phones or any other electrical switches which could cause a spark.
GAS SAFETY CERTIFICATE (CP12)
All property owners should get their gas appliances checked every year by a Gas Safe Registered engineer to ensure their safety. After inspection, the certified engineers provide property owners with a certificate called a Gas Safety Certificate or CP12.
LANDLORD
Under the Gas Safety Regulations 1998, you need a Gas Safety Certificate or CP12 if you are renting a property out. All landlords MUST have a Gas Safety Certificate, by law.
A CP12 Gas Certificate has a 12-month lifespan and needs to be renewed every year.
TENANT
If you are a tenant, you must obtain a copy of the Gas Safety Certificate from your landlord. The landlord needs to provide the tenant with a copy of the certificate within 28 days of the Gas Safety check. If you are moving into a property, ask your landlord for a Gas Safety Certificate before moving in.
UNVENTED CYLINDER INSTALLATION
An unvented cylinder on its own typically cost between £500-£1,500, but some can cost in excess of £2,000. The cost of an unvented cylinder will depend on the brand, model, and capacity of the cylinder (in litres), i.e. the higher the volume, the more expensive it will be.
UNVENTED SERVICING
Your unvented hot water cylinder is a pressurised container. Just like your gas boiler, it is important to get your unvented hot water cylinder serviced every 12 months. If we find any issues we will offer you a quote for repairs.
G3 BUILDING REGULATIONS
According to the government’s G3 Building Regulations, any vessel containing more than 15 litres of hot water under pressure must be installed by a qualified engineer. Unvented cylinders need to be installed by a qualified installer who has completed CITB training and G3 certification. The system operates under extreme pressure and a large volume of hot water, so getting the installation wrong can have disastrous consequences.
